The Buyer's Representative Role
First let me say "It's not the listing agent of the home". They represent the seller and have the duty to tell the seller anything you tell them and to get the seller the most money for their home; which is why buyer's agency started in the first place. You deserve the right to have representation in the single largest purchase most people ever make.
A real estate buyer's representative represents the buyer in a real estate transaction. As a buyer's representative, I work for you and owe you a fiduciary responsibility (what you say...does not get told to the seller). I must keep the real estate buyer and their interests in mind throughout the process.
The Benefits of Using a Buyer's Representative-
•Evaluate the specific needs and wants of the buyer and locate properties that fit those specifications.
Assist you in determining the amount that they can afford (pre-qualify), and show properties in that price range and locale.
•Research the selected properties to identify any problems or issues to help buyers make an informed decision prior to making an offer to purchase the property.
•Assist in viewing properties -- accompany my clients on the showings, or preview the properties on behalf of the buyer to insure that the identified specifications are met.
•Advise my clients in Arizona on structuring an appropriate offer to purchase the selected property.
•Present the offer to the seller's agent and the seller on your behalf.
Negotiate on behalf of the buyer to help obtain the identified property -- keeping the buyer's best interests in mind. Remember you don't get what you deserve...you get what you negotiate.
•Provide a list of potential qualified vendors (e.g. movers, attorneys, carpenters, etc.) if these services are needed.
