Del Webb Hits a Home Run @ Sun City Festival

The Grand Opening of our new Model Home Park was a huge success and continues to be so. We still average 200 to 250 folks per day coming through the models since January 1st and yes, many are current Festival residents going through multiple times now……the decorating is awesome! Our 14 models range from 1280 s.f to 3,343 s.f and the golf course, mountain views are stunning.

We’ve sold over 80 homes since the 1st of the year. Record breaking sales! But what’s not to love about all the new areas we’re building in!?!

Section HH1 close to the Pet park in the North end of Festival offers nice sized lots for the Prelude and Retreat Series homes (1280 to 2191 sf )…..with walled lots for privacy. Lot premiums average only $3k to $7k in this area.

Section U-1 is another awesome area with gorgeous golf course lots for the Encore Series homes (2023 s.f to 2,736 s.f) located to the Southwest of the old Model Home Park. There are also lots that back-up to common areas and walking trails in this section. Lot premiums average $10k to $55K for lots backing up to common areas………….$75k to $190k for golf lots.

Old Model Home Sale……..FINALLY! We just got word that we’ll have pricing for the model home sale by next Thursday with an official release to sell on Saturday the 24th. I’ll be sending out an E-Mail with pricing. You need to let me know ASAP if you’re interested in purchasing a specific model. The Sales Associates will meet on Saturday morning to determine if there are multiple folks who want the same model and if so, I’ll notify you to discuss the Silent Bid opportunity. These homes will be sold unfurnished, AS IS. A $500 credit will be issued at closing for the buyers to purchase an extended warranty of their choice. Cash Buyers will get an additional 3% of the base price off or we’ll pay 3% of the base price toward Pulte Mortgage Closing Costs. USAA Members will also receive an additional $2,000 off the price.

A select few lots on the same street as the old model homes will also be released to sell on Saturday. See the A1-Phase 2 Map attached. There are five nice lots for the Retreat Series homes……..two lots for Encore……and two lots for the new Enchantment Series. Location! Location! Walk to the Sage Center, Pickleball Courts and Indigo Grill from this location. There will be a 6’ wall behind the Retreat lots, but no wall on the side yards. Folks can complete it with a wrought iron fence if they choose. The back yards face North with a view of the top of the old Sales center which is a lovely Spanish style building to see from your back yard. The golf course lots are lovely in this area, also. I’m expecting all of these lots to go FAST since folks are needing to wait for more internal Retreat lots to open in D-2 at the base of the mountains. Once again, let me know if you’re interested.

No Contingencies or Delayed Builds will be allowed in the NEW Sections at this time. Possibly in the future.

Pricing incentives remain the same with a $10k discount + 3% of the base price for Cash Buyers or 3% toward Pulte Mortgage Closing Costs + $2,000 discount for USAA Members.
