Early Lot Release @ Base of Mountains — Wednesday December 12th………..
I promised to give immediate notice when the new Lots are Released at the base of the White Tank Mountains, which we “were” anticipating to be in January sometime. We figured that Pulte would wait for the new Model Homes to be completed, but Management has decided to take advantage of the pent-up demand and release early. Starting Wednesday the 12th we’ll be releasing the first 20 lots (outlined in RED ) on the attached A-1 Plat Map with Lot premiums.
The Yellow Lots fit Retreat Series Homes and the Blue Lots fit Encore Series. We will not offer the new Prelude and Enchantment Floor plans until mid-January when the new models open. You’ll see that the Golf Lots have premiums that range from $85,000 to $120,000. We were excited to see these numbers, as we expected higher lot premiums. Location, Location, Location……….these lots are only blocks from the White Tank Mountains, New Model Home Center and 2nd Recreation Center that’s starting soon (with 2020 completion)
Internal lot premiums range from $8,000 to $20,000…………another pleasant surprise, as the sales staff expected higher!Currently no walled lots in Section A-2 – we’re reviewing future areas for possible privacy walls as we build to the West in this area. No Contingencies or Delayed Builds will be allowed at this time. Possibly in the future. Pricing remains the same with a $10k discount + 3% off the base price for Cash or 3% toward Pulte Mortgage Closing Costs.
Mid-January 2019………
We’re shooting for January 12th to be the Grand Opening of the new Sales Center and Model Home Park. You’ll receive a confirmation E-Mail from me when this is firmed up. We’d love to have you visit.
We will be opening HH1, a brand new area above Beardsley by the Dog Park for the NEW PRELUDE SERIES homes that range from 1280 to 1526 s.f. We’ll also offer THE RETREAT SERIES in this area. No Encore Series homes here. What makes this area appealing? We originally platted HH1 for The Retreat and Encore homes. Long story short…….both the Prelude and Retreat Series will sit on larger lots in this area. Sorry, no plat map of this area yet. Pricing has not come out for the new Prelude Series homes yet, but I’m guessing the base pricing to start around $200k.
We’ll also be opening a VERY desirable area (U-1) which is located to the Southwest of the existing sales center with stunning golf course lots looking down the 1st Fairway and Driving Range to the North, and our Signature Hole to the East. We’re pushing for some internal walled lots in this section, so stay tuned on that decision. The lots directly behind the existing model home park are NOT included in Section U-1 so this area will not go up for sale in January.
Model Home Sale……..
Expect that pricing for the existing model homes will come out sometime in January. These homes will sell unfurnished and As-Is. There will be a $500 credit given toward an Extended Home Warranty Program of the buyers choice. There is quite an INTEREST list for our models, so folks who are excited about a certain model home will need to contact me ASAP once they receive pricing. We’ll be checking to see if there are multiple folks who want the same model in which a highest and best offer process will take place.
The HERE and NOW…………….. Great deals on Spec homes, especially on the two that we could still close by year-end! Average of $35k to $45k off the prices! Make an offer! If your clients are planning a vacation villa stay in HIGH SEASON from January through April, get them to book NOW. It’s going to be tough to get in, this year.
